From making an offer to completion, the process typically takes 12-16 weeks, though this can vary. Factors affecting timing include the length of the property chain, mortgage approval timeframes, survey findings, and conveyancing complexities. Our experienced team works to keep delays to a minimum.

We recommend at minimum a Homebuyer Report for most properties under 100 years old in good condition. For older properties, listed buildings, or homes requiring renovation, a more comprehensive Building Survey is advisable. Our in-house RICS-qualified surveyors can advise on the most suitable option for your specific purchase.

While not essential before making an offer, we recommend having a solicitor or conveyancer lined up. This allows you to instruct them immediately once your offer is accepted, helping to avoid delays.
