What fees will I need to pay?

We operate a transparent fee structure in line with the Tenant Fees Act 2019. The only payments you can be asked to make are:

  • Rent
  • A refundable tenancy deposit (capped at five weeks' rent where annual rent is less than £50,000)
  • A refundable holding deposit (capped at one week's rent)
  • Payments to change the tenancy when requested by the tenant (capped at £50)
  • Payments associated with early termination of the tenancy, when requested by the tenant
  • Utilities, communication services, TV licence, and council tax
  • Interest for the late payment of rent (capped at 3% above Bank of England base rate)
  • Reasonable costs for replacement of lost keys or security devices

Scott Fraser have been exceptional from start to finish throughout our first home buying experience. Tenant FAQ

This depends on your personal circumstances. We begin marketing properties two to three months before they're available, although student accommodation can be offered up to nine months in advance. We recommend giving yourself as much time as possible to find the perfect property. If you're currently renting, check your contractual notice period with your current landlord.

scottfraser usually offers initial fixed-term tenancies of between 6 and 24 months. Some tenancies can be drawn up for as little as 3 months or as long as 36 months. Speak to our lettings team to find out more.

Only with the written consent of the landlord. In blocks of flats, the head Lease usually prohibits the keeping of pets. The landlord may also wish to impose extra restrictions on the tenancy, like a compulsory carpet cleaning at the end of the tenancy.
