Home Information Packs
Properties marketed for sale from April 2009 in England and Wales require a Home Information Pack, this will need to be ordered and legally compliant before marketing can commence.
The Home Information Pack (HIP) contains an Energy Performance Certificate (EPC) with advice on how to cut carbon emissions and fuel bills. Other documents include include a Property Information Questionnaire completed by the seller, a sale statement, searches and evidence of title.
For sellers, providing a Pack upfront should reduce the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about the purchase of their home.
For buyers, the Pack provides essential information about properties they are considering buying, free of charge.

Compulsory items
The following compulsory documents must be included in a Home Information Pack:
- Home Information Pack Index
- Property Information Questionnaire*
- Energy Performance Certificate/Predicted Energy Assessment (new build properties)
- Sustainability Certificate (if applicable)
- Sale Statement
- Official Copies and Filed Plan (Registered Land)
- Official Search of the Index Map and Evidence of Title (Unregistered Land)
- Signed colour copy of the Lease (Leasehold Land)
- Local Authority Search
- Water and Drainage Search
