Student accommodation continues to set pace for landlords

The buy to let sector continues to do well for landlords - but student accommodation is setting the benchmark for letting performance.

Despite monthly rents increasing by 2% during 2013, the average buy-to-let yield for a UK landlord sits at 6.1% gross, down 0.1% on 2012. But student accommodation thrashes this figure with sustainable and assured yields of 7 to 9% - net.

Peter McDermott, Director of UK-based Go Global Investments, said: "These latest figures from Countrywide Residential Lettings show that despite 'Generation Rent', where the number of people renting from a landlord has doubled to 8.5 million in 15 years, gross rental yields are sticking around the 6% mark.

Congratulations to Laura Stafford and Emily Rowe who passed their examination for the NFOPP Technical Award for Residential Letting and Property Management last week.

NFOPP (The National Federation of Property Professionals) is the parent body of the letting industry body ARLA and the estate agent body NAEA. The technical award requires serious commitment from each team member that undertakes the training, with a ten week study program and in-house training for each module, followed by four separate examinations in:

Unit 1 - Health and Safety, Security and General Law
Unit 2 - Legal Aspects of Letting and Management
Unit 3 - Residential Property Letting Practice
Unit 4 - Residential Property Management Practice

The qualification allows both Laura and Emily to become members of ARLA with more than ten other members of the scottfraser team.

"We are very proud of all of our team members who have passed the technical award program. scottfraser invest heavily in training with both NFOPP examinations and motivational training with some leading consultants within the industry." Says Andrew Greenwood. "We have one of the most qualified and dedicated teams in Oxfordshire and with further exams planned in for later this year. We hope to soon have all team members with at least one formal qualification in residential lettings and property management."
