Student accommodation continues to set pace for landlords

The buy to let sector continues to do well for landlords - but student accommodation is setting the benchmark for letting performance.

Despite monthly rents increasing by 2% during 2013, the average buy-to-let yield for a UK landlord sits at 6.1% gross, down 0.1% on 2012. But student accommodation thrashes this figure with sustainable and assured yields of 7 to 9% - net.

Peter McDermott, Director of UK-based Go Global Investments, said: "These latest figures from Countrywide Residential Lettings show that despite 'Generation Rent', where the number of people renting from a landlord has doubled to 8.5 million in 15 years, gross rental yields are sticking around the 6% mark.

One in three pet owners in the region struggle to find rented accommodation that will accept animals, according to research by the charity The Dogs Trust.And while househunters spend an average of seven weeks looking for a property, more than half of pet owners searched for between two months to more than a year.

A WOMAN who owns six buy-to-let properties says anyone can become a successful landlady or landlord.Susanne Norton, who lives in Ramsden, started building her portfolio 15 years ago when she retired.
Her first buy was a building in St Clements with a studio flat on the ground floor and one-bedroom apartment above.

Since then she has added a two bedroom cottage in Old Marston, a two bedroom apartment in Headington and period cottages in Ramsden and Chilson.

Restorer's village home with lovely views of the country

FURNITURE restorer Sharon Simmonds has built up a thriving business from her home in Wootton, near Woodstock, but it has become so successful she needs to move to a bigger house.

Mrs Simmonds has lived at 67 Castle Road for 13 years with husband Richard who works in broadcasting. She restores period furniture and objets d’art then sells them through outlets such as The Old Pill Factory in Witney.
