Tired of the hassle associated with trying to let his property and amidst the empty promises made by his first letting agent, Dr Murphy decided enough was enough. "The house had been empty for a while and I had instructed the original agents to carry out some maintenance and simple improvements in preparation for new tenants," he says. "To cut a long story short, very little got done. I was aware that time was ticking on, the property was still in no condition to be marketed and I was still a long way off receiving any income from it."
